Real Estate

The luxury second home in India has traditionally been sold as an escape from the city: more space, better views, a private pool and a place to retreat to on weekends. Indulge Homes is approaching the category from a different direction. Its proposition is not simply to sell another property, but to create a second way of living.

For Karan Bhangey, founder of Indulge, the idea is personal. He wants the energy and convenience of the city during the week, and the ability to drive out at the weekend to a place surrounded by trees, animals and open space.

“I believe a lot of people living in metros want exactly this,” he says. “Not to leave the city, but to have a second way of life outside it.”

That thinking forms the basis of Indulge Homes, which places nature, community, wellness and experiences alongside the home itself. Its first project, The Farmery Commune by Indulge Homes, is envisioned as a 50-acre community built around the land, with residences, hospitality and shared amenities designed for an outdoor lifestyle.

From exclusivity to community

For a luxury category accustomed to selling privacy and exclusivity, Indulge Homes is putting community at the centre. Gentry is therefore by invitation and reference, with the brand looking to bring together families with similar lifestyles and demographics. The thinking is that the value of a second home extends beyond the four walls of the villa to the community around it.

At Indulge Homes, the home is only one part of the proposition. Outdoor living and what Vikram describes as “new age wellness” are intended to shape the experience, with nature and shared experiences forming an important part of life beyond the residence.

For Vikram, this is slow living without giving up the comforts of modern life. At The Farmery Commune, that could mean a morning walk through the forest followed by pickleball and breakfast outdoors, an afternoon at the Forest Café or community restaurants, and evenings at the Tavern, around a firepit or under the stars.

The idea is to make the life outside the home as considered as the home itself.

Making farm living easier

Karan describes the concept as “the Decathlon of farm living”. The ambition is to simplify what can otherwise be a complicated undertaking by bringing land, homes, plants, cattle, solar, water, farming and ongoing management into one ecosystem.

The proposition is straightforward: weekdays in the city, weekends on the farm.

It also speaks to what Indulge sees as a changing definition of luxury. Material comforts are increasingly accessible to affluent consumers, while time, access to nature and meaningful social connection are harder to manufacture.

Indulge Homes is attempting to bring those elements into the second-home experience, without asking its residents to give up the conveniences they are accustomed to.

Building a lifestyle platform

Indulge sees Homes as extending beyond a single development. Over the next five years, Vikram says the ambition is to create a collection of distinctive communities across carefully selected holiday-home destinations, each shaped by its own sense of place but connected by the same principles.

The intended position sits somewhere between real estate, hospitality and lifestyle.

The Farmery Commune is the first expression of that idea. Rather than treating the second home as an asset that happens to sit outside the city, Indulge Homes is building the community and experiences around it first, with the residence becoming part of a larger ecosystem.

Ultimately, the proposition is less about owning a house outside the city and more about having somewhere else to belong.
